@Chris Mignone @Sally Fairchild Yes, much of it reminded me of my economics 100 class ages ago when we learned about unions: they work great for those already in the union but those who aren't part of the union will find it difficult to join because the jobs are more scarce due to their higher cost to the employer.

Problem is the numbers just aren’t working with price of homes in my area and with a 20 percent down payment .

My reserves aren’t even that big. 5% capex, 5% maintenance, 3% vacancy, 7% management expense (all dependent on what property condition is of course).

I have run into issues with a lot of lenders who aren't familiar with how the loan can work with 2-4 units.

Then include a clause as to what happens if they aren't and additional damage results.I'm curious if this house had a second bathroom and if they continued to use the tub after they found the crack(s).
