Talk to a few lenders, find someone who knows what you're trying to do and can help you accomplish it BEFORE YOU START. rehab - shouldn't matter the scope, proper estimation is all that matters.

You also need to give them proper notice that their lease will not be renewed so if their lease ends Nov 30.. and it has a clause of 60 days for notice,, you'd have to give them notice before end of September of NON-Renewal..
