@John Guillory In my experience most wholesalers fail because they don't build the necessary knowledge and network and that takes time and work.

From my experience, a 1031 doesn't necessarily pay attention to the amount of equity you have in a home, just the sell price.

With your prior experience investing, you should be able to find a lender that will allow you to put 10% down, and they will also cover the repair costs.
