Code of ethics is when you are a REALTOR.I want to make the distinction so everyone understands.In many states you can have a brokers or agents license WITHOUT being a REALTOR.The states real estate commissions do not care about third party companies.Should everyone have Ethics??

To take up from the house to the street is 25k.Do not listen to that do not get a permit get a permit when you do your work, if you get a stop work order one time will pay for your permits for about two years with the cost of the fine and work, they have problems because they do not use 3 party permit were you pay a fee to have them come out and look at the work you installed only and if it is right they approve it and go.If you use the local process which is free they come out and they do look for other things that are wrong that 's there job and you should not want to sale something that is wrong.If you ever go to court for any work nothings says your work was right more than a approved permit.In short ask the buyer to spit the camera cost 50/50 with you and if its ok you have a good deal if not walk away cost should be about 500 to 600 for the service.

If a third party were to come forward and say they were the real owner, you would have insurance to handle that event.It is also possible to use the endorsement to insure against any modification or forbearance not presently accounted for in the note.

Also OP gave us the number for the debt service, use that to analyze his deal, and suggest he can lower it at the end of analysis.Manuel, I think people are getting tripped up by your terminology, 50% covers all expenses expected over the lifetime of the investment, not just repairs/maintenance, this includes vacancies etc.It's a guideline for rough analysis, but understand it and use it correctly.Edit: OP did mention debt service and TI as separate line items, so my calculations stand asides from Hoa and 50% maintenance cross over.
