This book is full of numerous grammatical errors and broken sentence structure.Despite the high rating on Audible (100 out of 102 five-star ratings as of this post), they do not appear to be legitimate reviews and many are easily recognized as plagiarized from reviews posted elsewhere.

I did some really quick (and probably bad) math, and estimated that if I found 1 investment vehicle every 2 years and received a positive cash flow of $3600/year on each new investment, then I'd come out where I'd like to be in between years 13 & 14 while owning 7 properties and passively making $25k/year.My strategy needs A TON of tweaking, but my initial thoughts are to invest in a multifamily house with my buddy who owns 4 properties so I can get my feet wet, learn the basics, and then branch out to other multifamily houses over the next 5 years.

I would just buy one now and rent my house but I personally don't feel like it is a good house to rent out in my opinion and would just rather deal with one property to get my feet wet.

If there are numerous items that can be life threatening or costly; for example, the rough in and insulation was not inspected before close in then I would get a hold of the previous owner and tell them they sold a house that was not allowed to be occupied.

Im an owner and management co and have 92% pay rate and the 2 that can't pay are paying small portions when able. 400k could get you into about 1.2million of property but a safer play might be 250k on 800K and save the rest for repairs and a next deal while you get ur feet wet.
