CRA (Community Re-development Agency) grants are possible for this specific area.

First, take your client requirements for size, type, cost, location, etc. and develop a list of properties that fit. 

Some places look like they are in really nice high-rise buildings with probably really strict rental/leasing terms from the HOA. 

But I know I made the right call when I sold some properties end of 2021/early 2022, and did not 1031ex, but rather paid taxes and eliminated debt on the properties I wanted to keep.I’m hoping to keep what I have for as long as a I can stand managing them (at least they are nice properties in prime locations…but as I get older my tolerance for hassles diminishes ;)  So I don’t fool myself for a second acknowledging that there are all kinds of external factors that may compel me to sell.

This bill also prohibits the development of small subdivisions and prohibits ministerial lot splits on adjacent parcels by the same individual to prevent investor speculation.

To date, our combined projects have yielded 320 preliminary plat approved lots across 101 total acres in three different counties and have generated a nice healthy return. 

Has no amenities but a nice view of the beach from the deck and the entrance is only a few feet from the sand. 

The other side gives me pretty nice NOI lift on the overall park. 

I'm also looking for great meetups (online or in person in the Northwest) that focus on nationwide investing trends and values as well as developing relationships with folks I can partner with.
