This is very helpful and I think things are a lot clearer now in my head (still with many questions of course, but its a start). 

There are onsite recreational facilities.The use of the accelerated depreciation strategy helps real estate investors to reduce the tax liability immediately which therefore increases their bottom line due to the offsetting of income.

You could also consider seller financing, where you work out a deal with the sellers to pay off the remaining mortgage balance while securing the deed.All these options would help you avoid the risks of not holding title to the properties while also giving you access to the equity you've built.
