I know I can get a loan (50% or up to $50k) but ideally I would like to have access to the entire amount without triggering taxes and penalties.

It will host a healthy cooking school, yoga, massage and meditation.

I was going to pull the trigger on a couple in Spokane, but got cold feet.  

I think pulling the trigger on the first deal/project is the main thing.

Realize what in particular triggers your stress and try to eliminate or reduce the source of your stress.Or use the stress to do something productive.

I ended up at 4.5% fixed 30 year term and know I could've gotten a better rate had I pulled the trigger when I was still using it as my primary residence.

Most of my setbacks are due to analysis paralysis and the fear of goofing up, I am trying to get over that initial fear and just charge ahead, I have been close to getting a few deals done but wasn't able to pull the trigger.
