When to contact a Real Estate Agent for first time

my name is Florian and my goal is to build some rental income in my area (Boston) over the next 20 years to build wealth for me and future family. 

My question is mainly, as to when you started contacting a real estate agent for the first time and how did you decide on your first deal.
