On the plus side, buying in bulk could lower everyone's premiums and simplify the process since no one has to hunt for their own policy.

Seems like a better fit than buildium for lower door counts.

Can I write off any of these rehab expenses on my taxes?

If anything, I've noticed a small price adjustment in slightly lower list prices, but it's hard to tell when you're waiting for a trend to occur whether a handful of new listings now represent the entire market as a whole. 

While of course there can be exceptions in any of the cities I would rank them in order of price range, Prosper most expensive, probably $1mil and up, then Frisco, then Celina and then Little Elm where you might be able to get in for $350,000 or slightly less.

It will take longer to lower the numbers but it seems the most fair to those that already have a license. 

This will be a major expense, so I want to make sure its worth it compared to other options to spend my money. 

Monthly Expenses and Cashflow:- Principal, Property Taxes, Home Insurance: $1,446.38- Property Management (12% of Rent Price): $358.08/ mo.- Monthly cashflow: $1,179.54Obviously these are rough estimates, but I feel that I've given myself enough buffer throughout the calculation/ analysis that if there are any unexpected expenses, I'll still be able to cover them and have a property that Cashflows a decent amt each month. 

I think Punta Cana is waaay to expensive if your main goal to high rental profitability. 

Free sticks, free siding, free shingles, free drywall, free underlayment, free flooring, free appliances...Last but not least it would all be originally bought with my business credit cards so I would get the miles/points for expenses later reimbursed by my investors.Not that many saints working hard to make real estate investors financially free.
