@John Woodington I think the answer to your question is largely dependant on the time on the market. 

Plenty of duplexes, and plenty of 4 unit apartment but never 2 duplexes on the same property with such a large living area.

Hi poster and readers, there is a way to largely (not entirely -- life happens even to great tenenats) avoid the above problems.   

Downstairs has 1 bedroom, 1 bathroom, and a large den.

He has a large list of builders that buy from him because they offer very good prices.

I knew it was time to plug back into the pulse of real estate and of course Bigger Pockets had a large presence to say the least! 

Always multi-family so you have an economy of scale.

Those are those guys you see working on those large upright structures of steel at a petrochemical facility. 

you get out of the major metro areas and Oregon economy is pretty poor by and large.. its roaring in the metro areas..you could look at Eugene and Roseburg as well.. 

The reason I can save so much is because I have a large storage space in the back of one of my buildings (that my PM co rents from my bldg entity, of course) full of basically everything I need to keep me going.
