When the contractor went to make his final inspection of the turnover repairs (nothing major ~$200) he found the property had been broken into and the furnace, A/C, water heater and kitchen range stolen: about $6.5 K loss. 

As a W-2 earner and full-time RE investor/syndicator, I like knowing a similar event will be in my future at some point but "not yet, not yet..." 

The numbers are not bad but I have no idea what the cost of doing paint, new flooring, bathrooms, kitchens etc.

I'm specifically looking at renovating the kitchen, bathroom, floors, and basement flooring. 

An occasional upgrade here and there can help with tenant retention. ie, new kitchen or bath faucets, replace ill appliance, etc.

There's always something going on at one of the properties and I've found this method helps me relax by acknowledging the issues and at the same time, realizing it's a blessing to even be in the position to have them.
