Word of mouth is the best!

Really all that matters is what will make you happier, and if selling that house is it, then sell it.

It may be because I have a background in construction so I am very anal about my quality of work, but I have always found that if you are a good contractor you probably aren't on thumbtack because you get all your work through word of mouth and you aren't looking for new work.

I used to love to walk into the Fort Wayne courts on the morning of my evictions and listen to the judge...before he would hear any cases, the very first words out of his mouth were, I'm paraphrasing "If you have not paid rent on time, for ANY REASON, you are in default..." 

I agree with you on word of mouth references!  

Promise I am no guru and I did not start out with a silver spoon in my mouth. 

The people living hand to mouth have to become glorified property managers and do leasing in CRE.You have to plan for the life you want and not the one you are forced into because of inaction.Some colleagues love leasing it is just not for me.

It's both scary and exciting.I'm hoping to meet mentors, connections, industry contacts, like minds, and new friends in the SF Bay Area, and perhaps join an investing club.Whew, that was a mouthful.
