I have a situation.Considering picking up this property as a rental Current Mortgage $144,369.56 centsHeloc on the house for 18,000Which puts the house at $162,369.56Fixed rate 4.5%I have a lease option tenant at a purchase price of $180,000k$20k down$1700/monthly for two years.Thinking about doing a lease purchase with sellerThen do a lease option with tenant.Lease purchase for a year and half and lease option for two years.

I’m looking into a single family house , the comps I’m finding are about 4-6 miles away .

Currently mileage is 58ct/mile.

As the co-owner has an extended family living there and she knows what the fair market value it, why not get them to buy her (the one who wants to sell) half of the house and she can then walk away?

A fully engineered cost segregation report with complete asset detail should be half that cost.

So I don’t half to kick them out?

Getting good comps for that neighborhood is a challenge.I did a search and I didn't find anything within 1 year or 1 mile similar to yours that sold for more than the appraisals you've received. 

Looking at a duplex 4 miles away for $115 and total rents $1500 and one unit is $200 under retail.  

My coworker is apparently finding properties for half the price of what I’m finding.
