can anybody share there list of what there is to know about note investing and how you can put that knowledge into an excel sheet for calculating all your numbers and formula's

Definitley dollars to be saved doing things yourself and having relationships with other skilled guys to avoid replacement, especially old school construction.I saved about $4200 skirting a t-111 sided house with rolled 10" flashing to satisfy an earth to wood appraisal sub2 on a sale a couple weeks ago.

I am a first time buyer, have excellent credit and great income. 

She's invested a few days with us already, and I don't want to discontinue my relationship with her because I know how important it is to have a realtor on my side, and I trust her to vouch for me. 

Once I even went to a property for a showing and the wholesaler's relationship w/the seller was virtually nonexistent.  

Several people I've spoken with suggest creating a relationship with your alderman or knowing the right lawyers who specialize in zoning that can help expedite the process.You also want to consider if it makes sense economically. 

That's harder and more time consuming.I have not taken her class, but I've listened to some of her podcasts and read some of her stuff and while perhaps a little expensive looks like excellent info for Florida... https://www.facebook.com/QueenOfTaxDeeds/ I'm sure there are others who charge more and know less.I would probably not invest education money in any of the nationwide type gurus that come through town teaching tax lien investing. 

It may be a tenants in common relationship.
