This is barring something like a rotted out support beam underneath which you can jack up to replace.If you're as good as you can get, I've found linoleum plank is pretty conformal and will take a beating.With uneven, i meant subfloor being not level probably because of age of the house.

Using a FHA loan putting down 3.5%  and sorry I meant to put 1% on the loan points lol Yes I have a lender lined up.The Cleveland Market is very cheap compare to other markets.With the rent assumptions. is a 50/50 , I see rooms for rent in the area go low as $300- and high as $500.
