You may be temped to buy in the hood due to the pro forma (projected) yield, but when the vacancy happens and the property needs repairs-- the extra security, break-ins, theft, etc can eat you if you don't know what you are doing.We also sell the above turn keys on those cap rates based on fair market rent rates.

Finally from a practicality standpoint the DOB in NYC is taking approximately 1 year to approve new building applications (they're very very very backed up) Then you have to figure on another 18 months-2 years of construction (could be done quicker not sure how efficient your crew is) So I would factor in holding costs into your pro forma.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.California tends to have more laws on the books and requirements and restrictions that it can be a good idea to form a CA LLC for out of state property so that you as a CA resident are covered, and to try to have your contracts fall under the purview of CA courts.
