@ Joe S  Texas is a non disclosure state so we don't post the purchase price anywhere just to make sure the info doesn't leak back to the county for property tax purposes.

I write up a deed or in these cases involving multiple contesting parties, I will get a lawyer to make the deed.As always, I am full disclosure on my dealings in regards to tax deed and their limitations without quiet title action lawsuits. 

It's a slippery slope and dual agency is fairly unusual.We have a Mandatory Licensee-Consumer Relationship Disclosure form that all real estate licensees must present to a consumer at the first personal meeting to discuss a specific property.

Those are called disclosure states.

The mortgage folks see the payment on the tax returns and loan paperwork, so there is no lack of disclosure.
