RSA-5 Duplex - Use Registration Permit
I'm looking at a property that is zoned RSA-5 and is set up as a duplex (with separate gas and water meters). It does not currently have anything on file with L&I for a certificate of continuing use as a duplex. The seller has owned this property since 1970. I've called a few attorneys and am waiting to hear back, but has anyone had success (or failure) in a situation like this?

Hey Amanda, I've sold a few RSA-5 duplexes in Philly. I would ask the seller for their rental license and any use permits they might have. Very often the city rezones neighborhoods and this could have been the properly zoned in the past. As long as you have the right permits and licenses I'd think you should be okay. If your property is grandfathered in you might have a hard time making any additions to the property in the future so maybe keep that in mind.
