Before the investment has begun, completely understand and accept that:-Timelines will not always be perfect-Budgets need to be reviewed regularly and expenses accurately tracked- Obstacles WILL happen, but solutions WILL happen too with the right mindset/ attitude - Do not fall in love with a specific design if you choose to do something custom2.

I'm looking at a SFH (for LTR) with detached ADU (for STR) off of a main highway in my town in a major developing part of the area. 

Purchase price: $825,000 Cash invested: $45,000 House Hacking a Duplex in Logan Heights San Diego. two detached units, the front unit is a 4/2 and the rear unit is a 2/1.

How have anyone else handles this obstacle without high interest, high down payment DSCR loan. 

That could be adding another bedroom, renting out a detached garage as a storage unit, or just finding ways to get ahead of the competition and up your occupancy. 

Detached Structures: for other buildings on the property (ie. sheds & detached garages)Again, there is normally an included limit of 10% of the building limit.

.$200k is a lot of money, but it's not enough to build MFR in SD.Personally, in your situation, I'd try owner occupying a place and building a detached companion unit out of a container(s) first.
