I now have a property manager but for advertisement I use Zillow, Cozy, etc.

Was caught without savings and had to replace the roof and add central air.

Find reasons to enter the property periodically (every 4-6 months) such as smoke detector checks or air filter replacements.

I’ve been using cozy to collect rent for about a year now and today I’ve noticed that I’m missing the last three payments from them.  

I'd go the vrbo/air bnb route and deal with their tax and permitting bs.

Air B&B?  

A few plants (hydrangeas are nice and grow well there) by the house, make sure you leave them far enough away from the house to allow them to get air flow and grow.Not sure if there is enough space to add shutters as the distance between the door and window looks tight.

As long as the roof looks good and the heating and air is working well, you should be ok.

@Mathew Wray Cozy does post in multiple websites, tenants can also apply thru that platform & they even runs background/credit checks.
