When people call from one of my postcards I instantly know two things, they have equity (because I targeted people with equity) and they think they are motivated to sell (how motivated is yet to be determined).You are going to end up talking to prospects on the phone one way or the other but I prefer to be talk to someone who has been pre-screened (responders of my postcard).

And I think someone is insane to provide a street address on an online site, without some kind of interactive screening to ensure they are at least somewhat qualified.

It was his idea, and I tried to talk him out of it because filling out the long form is part of the screening process.

yes, i will do that-but i'm afriad i may lose a good tenat for this reason.it's a couple with good jobs and took me months of screening to find them. it is a small pool , a kiddie one.does anyone know of someone actually getting sued for this reason?

Their copy on "End of America" was really good and thousand of people signed up for their newsletters.The problem with being a doomsdayer is that you miss the best opportunities to buy "when their is blood in the street" (Rothchilds) or "being greedy when others are fearful" (Buffett).

You can start screening your lenders now and meet with them to determine which lender you'll want to work with and when you have your property lined up you can request the pre-approval letter to limit the inquiries on your credit.
