It seems like this would be good enough to show you acted in good faith.  

We do not take kindly to people who recommend something cheap as "good enough for a rental".

Well, your screening process and judgment needs to be good enough to go on a one year lease.

I wont return until after 5 months so if I don't get to rent it out right away I will at minimum loose out 6 weeks.The house is kept in a good enough condition to show. 

You just have to be sure you will be ok with that, that it is a good enough investment to be worth doing that and that you will be able to keep writing those checks until the equity is large enough that you are not paying as much interest or you can cash out because a foreclosed appreciated asset does not do you much good. 

Good enough for me.Frankly I'd say leave the tenants alone - this is a proven financial instrument that doesn't need a new landlord screwing it up for minor and petty gains.

I will just proceed by returning the complete security deposit back assuming no new damage is present after close.We did talk with the sellers about getting a credit for the issue but that didn't work out, and the house is a good enough deal that I am not going to let that stop me from moving forward.
