You just have to be sure you will be ok with that, that it is a good enough investment to be worth doing that and that you will be able to keep writing those checks until the equity is large enough that you are not paying as much interest or you can cash out because a foreclosed appreciated asset does not do you much good.

Good enough for me.Frankly I'd say leave the tenants alone - this is a proven financial instrument that doesn't need a new landlord screwing it up for minor and petty gains.

I will just proceed by returning the complete security deposit back assuming no new damage is present after close.We did talk with the sellers about getting a credit for the issue but that didn't work out, and the house is a good enough deal that I am not going to let that stop me from moving forward.
