I agree with the other assessments you have to look deeper than a quick overview. 

Since my layoff, I thought it might be a good time for me to just dive into it.

I have the rehab experience as well has I’ve deeper dived into sooooooo many real estate books, education courses, risk management books and talked with a few investors. 

Keep Diving in and learning, but realize its a deep pool of info so don't be intimidated if you feel like you don't know everything.

I'd suggest continuing to stash cash and dive deep into the education process. 

Most of the areas in my market don't work tremendously well for a redevelopment unless you can get the homes at 20-year hoarder price (i.e DTD price -- deeper than dirt) or you can package contiguous lots together to build a larger project.

It used to have dive bars, music stores, 2nd hand shops, run down movie theater, craft stores, etc.
