But look at an ordinary passive rental property and it comes out no better than investing in the stock market.And I say this as someone who owns a 2-bedroom condo in the Washington, DC area that rents furnished for $4,000/month long-term (currently on a 25-month lease, i.e. a $100,000 payment guaranteed by the Brazilian Embassy) or up to $8,000/month during peak months when on Airbnb.

Most newer homes (at least here in Colorado) like to have the peak of the siding painted an accent color.

Flip strategies like wholesaling and fix and flipping will work in almost any market except decompression stages (after peak and before trough when market is declining) because the strategy is short term and not as susceptible to market trends.

Bye bye earnest money, & if you tried to litigate to recover it I doubt a judge would smile upon your shenanigans.Easiest way to finance closing costs, that only works if you get a good deal (so basically call this another reason to find a good deal):You find a home that you are comfy offering $600k for.
