Giving it to the seller only gives them an opportunity to pick it apart or argue.

Realistically though you have to give notice when you come so they have plenty of time to hide the smell and the fact they are trying to argue that breaking the lease is ok confirms they need to go.

I'd argue there's no better time to build than in a recession.
