I'm going to try to get my property manager friend to sign on here so she can provide best detail.As I've heard during recent years, her primary issue is when the landlord enters the picture with contractors, tenants too, but not so much.And it seems to me as if one primary client (landlord) has interacted with contractors for some time, and is accustomed to that type of management.As to the CLAUSE I mentioned, I had hoped that because this is not a rare problem, someone would have come up with a clause that's workable for both landlords and property managers.

Commercial loans on properties where there isn't a personal guarantee will not count in the 10 financed properties rules and will be somewhat easier for a loan officer and underwriter to deal with, but in the end, from a lending standpoint it really doesn't matter, it's all workable for the loan officer and underwriter that has the proper experience working with borrowers that have multiple rentals.

Well it looks like unless you want to spring for 2 more furnaces and some ducting changes this solution is moving in the correct direction.It's seems workable, but when you close off an old house into apartment units you have to consider the return air ducting to prevent hot spots and cold spots.
