Well I may not be the most seasoned in the world but my wife and I have established processes that work for us. 

Locations that are a 0-1 hour car ride from san juan to a nice town/city with more affordable areas walking distance to the beach would be interesting as well. 

This will be the largest bond sale in US history coming up which on top of the debt we are also running as well - if we have so much debt to sell I do not see rates going down, I think they may rise (or stay around where they are at). 

I am learning in the real estate business as well but in the Kentucky/Tennessee Market!

Have a steady 9-5 job but looking to branch into real estate investing as well. 

Other factors as well of course: DTI, the LTV, primary residence vs investment property, etc.

So, not really passive.Investing in rReal estate offers a lot more control than investing in stocks, but it also requires an investment of time to do well.
