So far, I've sent out truly hand written yellow letters, just launched a postcard campaign using Every Door Direct Mail from the post office, setup two different websites and associated google adwords campaigns, and I also got 1 lead from my car magnet.

I'm a part time investor and bought house number three in June and I've been working towards creating a solid financial picture for banks to get traditional financing for a fourth buy and hold deal: paying down debt, saving six months reserves, filing taxes to show rental income to lower DTI, and rehabbing (Higher HELOC appraisal) It's been pretty quiet on my real estate front and I've been wondering if I should be more active trying to acquire house four through creative financing, or mailing yellow letters?

I was feeling like maybe better deals are all off market and I wrote a couple "yellow letters" to word of mouth prospects (a friend knows a guy that knows a guy that owns this property that they may want to sell). and got a call back yesterday on one - I joked with my kids that I have a 50% response rate - 2 letters sent with one call back!
