One reason they might be unwilling to accept a short sale or deed in lieu is that they think you actually have the ability to pay.If you tried to sell, and it didn't sell, you had it priced too high.

That may be way too much to pay, and a lender may be unwilling to use that as the value, but that's a sure way to actually get that house.You could try to do a short sale.
