But to each his own.. on how they want to risk the rules and a state that may or may not follow up on un licensed activity as you can see my state will only do something if there is a complaint filed.. but once one is they will actively and aggressively put the fire out..

@Benny Gelbendorf Unfortunately, the RE authority in Ohio (The Division) has publicly scrutinized wholesaling and been very clear they are not tolerating unlicensed activity....this may be part of the cause.

Electrical work without a license is risky - your insurance may not cover a fire if its known that unlicensed work was performed; and YES, they do investigate that because its a way to reject your claim.

My properties are not local and in different states so despite contracts, addendums, & requirements there is no way for me to be 100% sure that either managements or tenants will never use an unlicensed/uninsured handyman for some small job that does not require my authorization.
