It has been my experience that HUD will accept the lower offer of no other bids are higher.

I want to learn and get as much experience as I can.

Also, there really isn't any great advantage to automatic payments from my experience.

I can't say when that will be but 4.125 is quite a lot depending on the rate you get.I personally want a hassle free funding experience and the lower rate.

What’s required for success in this is deep knowledge of real estate in general and the area in particular; experience in real estate and the local laws, etc.; and capital to pay for options, marketing, legal counsel, accounting, tax advise, etc.
