The pros are you don't have to worry about the exterior whatsoever.... the cons are the association can literally ruin your investment.

The issue, then, is that there is no way to determine if the estimate presented to the landlord has any validity whatsoever.

All our Indiana properties are in single member LLCs in my name only (my Wife isn't active whatsoever in any of the rentals and inherited the Ohio properties).

You rented the property under a false name....so You have no lease, no standing/insterest and no rights whatsoever concerning this property.  

That is an agreement without teeth.

I think it took seven decades to get the industry to admit that cigarettes cause any sort of health problems whatsoever.

But a growing number of investors are happy to find the right sponsors, who have a lot of experience on their team, who have exited many deals, who have already cut their teeth on painful lessons.

You have no “evidence” whatsoever.

If a parent said yes to everything a child wanted, they would sit on their iPad for 8 hours a day eating candy and never brush their teeth.
