Appreciation:You're absolutely right that cash flow gives you the flexibility to cover operating expenses, deal with vacancies, and manage surprises early on.

How often do you reassess your properties for ROE, and have you ever been surprised by one that you thought was low but ended up being worth holding onto? 

If that is now a private residence, you could go after them, but again the best case would be for insurance to handle this I would be surprised even if the insurance company would allow such a claim.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

I am not expecting it back to the 2020 rates but something more in line with 5's and 6's I would not be surprised. 

Whereas larger facilities have a larger budget and staff on hand that can handle some of the surprises. 

If you are also living below your means, saving, and reinvesting after tax dollars you can get the ball rolling faster.Nothing ruins an investing career faster than a surprise $20,000 CapEx bill to a new investor who has $2,000 in the bank and just spent every penny they have on a high risk property. 

I'm similarly surprised to find that their written OneRate plan management agreement states: "For both Evictions and Other Suits, Owner shall be exclusively responsible for all attorney’s fees, vendor, service provider, expert, and court costs."

That said, it's surprising to see a lack of diverse competition in this space.
