I estimated about 170k in closing costs but am getting sticker shock when I see it's going to be 184k to close.

The shower on one side leaks, previous owner put a sticker on it.

But, in a practical world, I don't know them from a hole in the wall or what they're capable of, and would like to avoid any potential retaliatory damage, or even forcing a legal eviction onto their records due to true market sticker-shock/lack of savings. 

Bagging trash, peeling stickers off walls/windows, a broken door, cleaning, etc.

I barked up this tree a while back and learned that you could use a renovation loan (FHA 203k) to relocate the home, the sticker is going to be that you need a place to put it.

But in our town you do get a sticker on your door in the case of parties (noise violations)  and pay a fine if you don't have in the lease that the fine is passed on to students. 

This way you do not have sticker shock at the end of the job and you are prepared and comfortable with the completed price.
