Unlicensed brokers, acting as fringe operators skirting the laws have nothing to lose.

Everything is walkable in these places, and that attracts younger buyers who care less about having cars and more about quality of life.I think the key to these areas is having the patience to wait out the gentrification, and trying to pick up on the fringes of what's already been gentrified.

I'm seeing these in the small towns that are fringing larger cities such as Lansing, Kalamazoo, etc.  

It's an A- area and they have B areas that are on the fringe portion of the city.

I believe the money we would be able to put down for a property would be at the 3-4 unit range, so certainly on the fringe. 

Now, that being said, I'm all about STR/Vacation Rentals because they are more fun and you get other fringe benefits from them (like the ability to use them).  

They are running a business and your creative financing deals are on the fringe, get them in hot water with the Real Estate Commission, and do nothing for their bottom line.

I obviously prefer and primarily work in nicer neighborhoods but we have a few properties in Fringe areas. 

Most hard money lenders wont touch such a low amount, my credit is on the fringe of getting traditional loans, and the "seller" is an elderly person who doesn't understand the owner financing concept.
