@Joshua Espejo It's not at all unusual to have roots growing in to the sewer lines which generally is not a big deal.

The root cause of the foundation problems is possibly the expansive clay soil.

@Luke TrovingerLots and lots of bleach and dish soap with hot water.Also PH balanced cleaners you can buy at Home Depot will take out urine smell.

Once the roots are there, then you need to really get clear on the exact type and location of property.

Shampoo, condition, body wash, hand soap, coffee, creamer, toilet paper, paper towels, laundry and dish detergent, copious amounts of sheets, pillow cases, blankets, etc.Nearly every Airbnb host I have talked to has lost money on cleaning fees, so there is another expense.  

Soap box aside, OSAP is real debt that will be factored into lending decisions, so best to get it off your plate. 

But if you are having a hard time renting right now I would look at some of the those root causes.
