You make serveral good points.

Which is basically the turn key business.Joe Bertolino  Agreed  there is so much more to CA OR WA NV ID UT   than just 20 miles from the oceans. in all these areas if you look just a little bit you can buy properties that will match mid west or deep south.. but generally not SFR's generally you need to buy units.. which is really a smarter move for many use up your loan slot for 4 doors instead of one... use your 4 mortgages for 16 doors instead of two. that type of thing.  

What are your thoughts about purchasing parking slots/spaces in commercial areas? 

One trick I learned is that if you have them served personally (using a process server vs the sheriff who just posts on the door) and they don't answer the suit or show up for court, you automatically win a judgement for the amounts owed on the notice.

This will involve more court costs, filing fees and process server fees.Many people will switch jobs and banks right after filling out the Interrogatories, so it can be a bit of a waste of time, but could pay off if they've got a decent enough job that they want to keep.

Complaints from sellers that didn't close, boohoo. they still have the property and they took a chance, these are the same people who if they lost a quarter in a slot machine would insist the casino give it back because the didn't win.

If you only have 15 hours per week, you will drive yourself crazy trying to cram 30 hours worth of work into that time slot.

Spokane  Wenatchee Tri Cities Yakama  follow the server farms into central WA.Follow Brandon Turner out to the Aberdeen area.. you can hit all those types of numbers in an area you can drive to if necessary... gives you greater command and control.  

Playing slots, and the lottery, isn't much different than driving down Main St while throwing money out the window... ;)
