If its some kind of first time buyer's loan program that requires you to live in for 5 years (or whatever)  that may not stop you -   look for a home with MIL/ADU or DADU  (or both) or potential thereof.   

I would agree that if you are severely negative cash flow, then it's probably a good time to sell, so that you can use that VA slot again. 

Right now while the govt. claims they want to encourage it,  the actual policies and taxes/fees penalize you pretty badly especially if you want to build a DADU.

If the screws are not wide enough... they will just slide in the slot, and not grab on to the threads.  

I have lots of early 1900's built places and unless it has been torn to the studs after the 80's, lots of the plumbing and wiring behind the walls can be wonky and costs $$$ at times to repair.

As for rental boxes, I have begun installing mail slots on an interior door.
