I told her to make the lease longer or shorter I didn't want a vacancy in Feb. turns out after I fired her and got a new pm 3 units were 75 dollars a month under rented. 1 unit is $90 dollars a mont under rented and 1 unit was $350 a month under rented.

Using a traditional bank can be an option however with the shorter amortization and shorter balloon payment period it takes the deal from great to good in my opinion.

Exception: if it is a type of improvement that can be segregated and can qualify to be depreciated over a shorter asset life category, then you can depreciate it over that shorter life.2) No depreciable life is fixed by whatever category of asset you ultimately utilize.3) No the 27.5 life category is a straight line calculation.

Either find a bank with shorter or no seasoning requirements, might take you a while, and by the time, 6 months or a year has gone by, and guess what, you met the seasoning requirements.I worked for finance company for a while, and they have simple rules to implement, such as income requirements, 12 months at the same job etc.

Until that time, you are behind, so the shorter the period of time the better.7 - If you fall into the #4 Category, and you are flipping, then you just told yourself you are going to lose money if you follow through on this deal...so walk away.

Correct me if I'm wrong, but I believe I heard a portfolio lender is one that keeps their loan versus selling, can have a shorter or no seasoning period, and you can typically have more than 6 or 10 loans with them.

Cost segregation studies are often performed to isolate and value the individual components so these items can then be depreciated separately over shorter lives.Whether it is worth it from a cost benefit standpoint for SFR's in my opinion is debatable.
