Successful BRRRRs are challenging enough to do local to you.  

This satisfies the rules for 1031 exchange. 

So, I'm looking to invest in other markets and trying to focus on one or two so that I can build knowledge over time, but narrowing it down is a challenge. 

These types of properties require experienced management to navigate the challenges effectively.

Quick question: What’s been your biggest challenge when managing smaller multifamily properties?

I have considered doing a TIC/coop in San Dego but have the belief, without any data except for how I would value the financing challenges and tic risks, as being much greater than 10% price difference from condo price.
