I reworked the #'s by lowering the price down to 310 and putting 40K in it.

We are definitely seeing it trending in the right direction with the DOT expanding I5 through the JBLM corridor and reworking the on/off ramps.

If they didn't want it, I knew the deal needed to be re-worked. 

I think you need to rework the math on this.

The backyard already has chain link fencing but once we get done reworking the bathroom in our house our plans are to run privacy fencing along the side facing this place. 

You will be paying your construction loan interest, extending your time in construction not collecting rents, paying for re-work ect.

Supposedly they are getting ready to completely re-work the Y in Oak Hill and make 290/71 a fly over.

I'm obsessed with the concept and have done the opening leg work for several deals but none have gone to close, that's a 0% conversion and I want to rework my model. 

And I agree with his thesis. but there are people that do well with bad debt.. so we just cant say bad debt cant be reworked.. but its a Job.. 

The wall in between the bedrooms is being eliminated in order to re-work the layout to make the apartment flow a little better.Also, in the kitchen new cabinets are being added as well to make the kitchen a little more functional as well.I will pop in later on this thread with some progress photos of the work outlined above.
