Kitchens in San Diego have around $50/month cap expense (a lot to go wrong in a kitchen (refrigerator, stove/oven, garbage disposal, dish washer, plumbing, etc.) and typically need full rehab at 15 to 20 years).

Using this number, the calculator will subtract 5% of your rent as lost revenue due to vacancy.Capital Repairs: I set aside 10% of rent into a savings account (which I put the 3% of purchase price mentioned above) to cover capital costs, such as roofs, refrigerators, etc.

One of the humorous chapters at least to me was what happens if U perish there.. well no refrigeration so they put you in the ground in a matter of a day or so.. so the point was make sure your relatives know they are not coming to your funeral at least as it relates to how we handle the deceased here in the states..

And since they moved in, they complained about everything: doors were not closing properly so we fixed them; the oven was not working properly so I sent a new one; the outside lights were too soft so I sent my electrician, who explained to me that the tenant wanted a new switch for an extra refrigerator outside, so he lied to me and complained about the light, and yes I paid for the switch installation.

Make sure if you see anything that is a tenant repair (light bulbs, holes in back of door knobs, light or outlet covers missing, missing shelving in refrigerators, etc,) you send a written letter to the tenant and also the section 8 case manager detailing what the tenant is responsible to do within 30 days of compliance.
