If you are doing work yourself consider getting a floor sander and refinishing those floors.Old beat up floors will refinish up nice.

I was trying to buy and hold it and offered 75k, figuring a rehab budget of around 25K if I added a duct work and new HVAC system (heater/air conditioner), some normal drywall laminating, floor refinishing, and exterior rehab.

Thanks for the replies, I have actually been in the remodel business for the past couple of years do everything from hardwood floor installation/ refinishing to interior trim and everything in between.

Is the situation different it I borrow an extra $40,000 to pay for upgrades/repairs (refinishing floor, repainting whole house, new fridge...) to the house? 

She moved, because the damage was just to daunting for her to remedy, it took me a good two months to deal with the full renovation kitchen and bathroom, and of course several attempts at refinishing the floors and getting the cat urine and roach feces smell out.Be safe, be healthy, be clean!

There was some reno on the property just before it was put on the market but nothing fundamental (kitchen remodeled, hardwood refinished, new paint inside-out, roof repaired, HVAC repaired).

I would do demo and paint myself and hire out to refinish the plaster. 

Offered close to list price with a LOT of seller concessions to give me the cash to replace windows, refinish floors & paint throughout.

The upper unit has freshly refinished old growth maple floors.

The hardwood flooring on the main floor was refinished and new hardwood was added to areas that used to have old tile or carpeting.
