While this thread may be negative (for good reason) at least we hear something positive from an investor rather than the standard substance-lacking ra-ra we get from our friend from TX.Also hope what William said was true that they are listening.

any ideas on who would do a line of credit on an unencumbered land in Chipley FL for even 50% or 40% LTV. the land will definitely appraise out based on surrounding comparables

what is the value based on 23 SUBDIVIDED acres.consult an attorney definitely, but additionally, my gut tells me that you should probably not sell them raw, i.e. the 23 acres not subdivided.if you have a development plan in place and it's divided and zoned, it is much more valuable...generally speaking.

I cant let this deal go raw on me..
