Nothing irks natives more than a out of stater that doesn't know how to pronounce Bangor correctly (Bang - OR).

In order to make it in today's market you'd definititely need to "buy some cashflow" (higher downpayment) targetting  the right SFH that sits dead center in the sweet spot that families are looking for. 

Then, out of nowhere they called and said the deal was dead unless I came up $15k.

@Chris Connery, Thank you for this information, I have been looking for financing with many dead ends.

I think a phone call would leave a lot of room for miscommunication, and possibly even just leading to a dead end and wasting hours on hold. 

@Warren Juall call an electrician , they can usually wire trace to confirm if it’s a dead circuit.

Sounds like this deal is dead no matter the square feet. 

I would definatly sell now while markets are at their peek.You have almost 200K in dead equity that should be invested and earning a 10% return.
