Finding a really good agent that understands real estate investing, knows how to analyze data, and respond promptly can be very difficult.  

A growing family prompted me to upgrade to a nearby house, which we did in 2013.

I think others have stated this more than once.Likewise, I would walk if it goes over my parameters and keep on good terms and if this action prompts the listing agent to prompt why you walked, I would take that opportunity to explain to him/her what I am looking for and go from there. 

They have a vested interest in minimizing risks without regulatory prompting.

The only situation that would prompt me to call it that would be if he created a pest problem that would probably spread to other units, but I don't see any mention of that in the original post.

@Joseph Dimaria  I'm not trying admonish, merely putting light on something you already know and which may have prompted your post.There are professional researchers in addition to commercial list providers. 

I need to figure this out asap so would appreciate prompt feedback.
