We both do property management for a living and are very knowledgeable in real estate investing.What we are looking for is a seasoned, honest agent who has an investor's mindset who knows the area and where to procure deals that we are having issues finding.

Can I use it towards the closing costs / cost of procuring the 1031?

Get an agreement from the broker in writing as you may have to fend off a "procuring cause" claim later.In real estate school, ethics are pounded into your head. 

I can't speak for your local market but if it is anything like where Im at in the Northeast, procuring a property well below value may be challenging and there's something to be said for lost time cost. 

Did a nice remodel and procured two tenants at $825 each.

How do you decide on the percentage of profit to split if one party is contributing financing and acquisition and the other party is contributing time for to procurement, hiring of subcontractors and overseeing the build?

How much would you be willing to pay over to make sure you procure the deal?

Purchase price: $34,000 Cash invested: $6,000 Procured an investor for this deal and I live in the house while I’m fixing it up.

Appreciate if there are any good recommendations to procure home insurance agents.
