It is a bit tougher as a non-accredited investor, because Reg D Rule 506b does allow non-accredited sophisticated investors, but limits it to 35 of them and investors must have a substantive pre-existing relationship with the sponsor.

Maybe you have explored this, but if the offering you are looking at is exempt under rule 506(c), all investors much be accredited. 506(b) offerings allow up to 25 sophisticated investors, that don't qualify as accredited and the GP must have a preexisting relationship with the investors.

The brother and wife next door however... they had one more child over the past year (seems wife was already in first stages of pregnancy but did not disclose on application) - nothing against kids, but there have started to be plumbing issues and come to find among some pre-existing issue with buried pipes, they're also clogged with baby wipes; they pay late, and are not keeping up with the property upkeep as outlined in lease.

Old pre-existing pipes or existing copper wire to me would not count as building materials but you may get a liberal claims adjuster to see it in your favor I wouldn't count on it.
