Welcome, Vanessa.. what's your approach to building a diverse property portfolio in Texas?

I currently work with investors building their portfolio with Turn Key investments.

Not sure if you have a single STR or manage a portfolio, but I’m only managing one STR right now, and wondering how to set up that kind of payment?

I currently work with investors who are looking to begin their portfolio in turn-key real estate and manage for them on the back end so they can still enjoy their everyday lives while having a resident in place paying down their loans. 

Their success depends on how much initial action they take to build their portfolio.

While short-term rentals in areas like Kissimmee, Florida, can pay for themselves and offer lifestyle benefits, the ROI typically doesn’t match what I see from my traditional portfolio of long-term rentals in North Texas.That said, short-term rentals can still be a great choice, especially if you're drawn to the area and the opportunity to combine personal use with investment income.

I haven't gone into so much analysis to see what opportunities truly exist for BRRR strategies, but on the surface (and despite the different risk profile) it appears that this strategy may be better for developing a portfolio early on to eventually get into an appreciation friendly market.My questions basically are:- What do you think of this perspective on the Las Vegas market?

I have opportunity to buy a small portfolio of performing commercial notes with LTV's less than 50%.  

Speed of building a portfolio (Cash-on-Cash return is a factor here)?

@Mickey Petersen Like what @Alex Olson said, a 1031 exchange is a great way to diversify and further grow your RE portfolio.
